What it involves

Design management is where cost, programme and buildability are decided. We coordinate the design team before construction begins, so the documentation that reaches site is complete, current and able to be built.

Most construction risk is written into a project long before the first trade arrives. Incomplete documentation, unresolved services and late authority conditions all surface later as variations and delay. Managing the design phase properly removes most of that exposure.

We work alongside architects, engineers and specialist consultants to hold the design to a single, coordinated set of information. Decisions are recorded, interfaces are resolved on paper, and the constructed outcome is tested against budget and programme at each stage rather than at tender.

Capabilities

What we deliver

  1. 01

    Concept coordination

Translating an early brief into a workable scope, with the constraints of site, budget and programme understood from the outset.

  2. 02

    Consultant coordination

Managing architects, structural, civil, hydraulic, mechanical and specialist consultants to one coordinated information set.

  3. 03

    Documentation management

Drawing registers, revision control and specification review so the set issued for construction is the set being built.

  4. 04

    Approvals and authorities

Coordinating development and construction certificate documentation, conditions of consent and authority requirements.

  5. 05

    Buildability review

Interrogating details, tolerances and sequencing before they reach site, and resolving clashes while they are still inexpensive.

  6. 06

    Project planning

Programme development, staging strategy, long-lead procurement and the trade sequence that follows from them.

  7. 07

    Construction coordination

Carrying design intent into delivery, with the same team answering questions on site that resolved them on paper.

Why it matters

The cost of a change rises with every week it goes unresolved.

  • On paper

A clash found in documentation costs a revision. The same clash found after installation costs demolition, rework and programme.

  • On site

Site queries stop trades. Where documentation is complete and coordinated, the questions that reach site are few and quickly answered.

  • At tender

Complete information produces comparable prices. Incomplete information produces qualifications, assumptions and later variations.

How it runs

Design Management process

  1. 01

    Brief and constraints

Site, budget, programme and end use are established, along with the approvals pathway that applies.

  2. 02

    Design coordination

Consultants are engaged and held to a shared programme. Interfaces are resolved as the design develops.

  3. 03

    Documentation review

Drawings and specifications are reviewed for completeness, coordination and buildability before issue.

  4. 04

    Construction readiness

Procurement, staging and trade packages are set so construction begins against complete information.

Design management

Start before the drawings are final.

The earlier design management begins, the more of the project it can influence. Tell us where the design currently sits.
