Design and project management sit alongside our construction disciplines rather than above them. On most projects they decide the outcome.
Whether the work is a commercial fitout, a retail tenancy or a new residence, the sequence is the same: understand the constraints, coordinate the information, plan the delivery properly, then build it. What changes between sectors is the constraint set — occupancy, trading dates, or living on site through the build.

Design management is where cost, programme and buildability are decided. We coordinate the design team before construction begins, so the documentation that reaches site is complete, current and able to be built.

A programme is only useful if it reflects how the work will actually be built. We plan delivery from the trade sequence up, then manage it on site — reporting progress against the plan rather than around it.

Commercial work is measured in occupancy dates and operating cost. We build workplaces and commercial developments to a programme that holds, with the site management and reporting that keeps a client informed rather than reassured.

Retail is delivered against a trading date and a landlord specification, usually at night and usually beside stores that stay open. Programme control and clean site conduct matter as much as the finished detail.
02 — Process
Scale changes. Sequence does not. Each stage has to close before the next one can carry any weight.
Site, brief, budget and programme are established, along with the approvals pathway that applies.
Consultants are coordinated to one information set and the design is tested against cost and buildability.
Trade packages are scoped, long-lead items procured and the construction programme built in detail.
Trades are sequenced and supervised, with quality checked at each stage and progress reported plainly.
Commissioning, certification and inspection, then handover with defects closed and documentation complete.
